Did you know???
* On average, housing prices are as affordable as they were in 2003.
* Interest rates are as low as they have ever been!
* Banks are lending money to qualified borrowers (that is how banks make money).
* A "short sale" is when the property is being sold for less than (or short of) the amount the seller owes a lender. The seller's lender must approve these transactions.
* A "foreclosure" is the act of a lender taking possession of a property due to non-payment. Afterward, the lender usually sell the property for below market value.

The current real estate market is...
GOOD if you are selling one property and buying a smaller one. Why? You may not be able to sell your existing house for what you could have in 2005, but you will get a good deal on your new house.
BETTER if you are selling one property and buying a larger one. Why? You may not be able to sell your existing house for what you could have in 2005 but you will get a great deal on your new house.
BEST is you are a first-time buyer. Why? There are an abundance of quality homes, prices are discounted, interest rates are at historic lows (under 5% for qualified buyers!)
What does this mean to you?
2010 is a GREAT time to buy. Why? Right now there are a large selection of deeply discounted homes on the market, interest rates are at historic lows, and lenders like Weichert Financial are offering great financing for qualified borrowers.
2010 is a GOOD time to sell. Why? You may not be able to sell for what you could a few years ago, but what you "lose" on your sale you might make up for (or more) on your subsequent purchase. Also, interest rates are at historic lows. Your buyer can afford your house now, but not necessarily if interest rates go up.
To Rent or To Own?
My clients often ask me which would be better for them. With an abundance of discounted homes for sale, and historically low interest rate, I almost always recommend buying. Find out which option is best for you!

Joke: Selling Shoes
Two real estate agents decided to start a new career to sell shoes.
The two real estate agents go to Africa to open up new markets.
Three days after arriving, one real estate agent said, "I’m returning on the next flight.
I can’t sell shoes here. Everybody goes barefoot."
At the same time the other real estate agent [me] sent an email to the factory,
telling "The prospects are unlimited. Nobody wears shoes here!"
Joke: How many real estate agents does it take to change a light bulb?
20 agents will go by and take a note that its out.
10 of those agents might call a store to see if they have the right bulb.
5 of these agents might go and buy the bulb.
But only one [me] will actually bother to change it!
